Asuntosalkku - Real Estate Investment Company to the Helsinki Stock Exchange

@henrielo has written a comprehensive article about Asuntosalkku.

When the company has 2,048 apartments, we can calculate how many Asuntosalkku shares an investor needs to own in order to indirectly own one apartment. This figure is obtained by dividing the total number of shares in the company by the number of apartments. The number of shares corresponding to one apartment is 474 shares. With the current share price of 77 euros, an investment of 36,500 euros gives the investor indirect ownership of one apartment.

Frans has published a new company report on Asuntosalkku.

We downgrade Asuntosalkku’s recommendation to Reduce (prev. Accumulate) and lower the target price to EUR 79 (prev. EUR 83). The driver behind this is the strong upward movement seen in long-term interest rates and the noticeably declined valuation multiples of peers. Rising interest rates cut the company’s cash flows and weaken the short-term expected return. The interest rate movement also likely postpones once again the impending turnaround in the Finnish housing market. We believe the strategy relying on share buybacks and profitable sales in Tallinn continues to create value over the long term, but on a 12-month horizon, the investor’s expected return remains subdued, and given the increased risks, we are not relying solely on the long term right now.

Here are the same gentleman’s comments as the company continues its share buybacks
